Planning approval has been granted for for revised plans for six residential blocks

WNS reporter The number of apartments to be delivered as part of Waterford’s landmark North Quays development is set to increase by 80 after planning approval for revised plans for six residential blocks.

The approved changes relate to Blocks C to H of the major regeneration project and will increase the number of apartments from 350 to 430, while retaining the overall building footprints and heights previously granted permission.

A significant change in the revised scheme is the mix of apartment types. The number of one-bedroom units will rise from 106 to 228, while 202 two-bedroom apartments will be provided. The plans no longer include the previously approved 37 three-bedroom apartments.

Under the approved layout, Blocks C and D will each accommodate 71 apartments, while Block E will contain 66 units. Blocks F and G will each provide 75 apartments, with 72 more planned for Block H.

Blocks C, D, F, G and H will rise to nine storeys, while Block E will be eight storeys in height.

The revised development also includes changes to internal floor layouts, building facades and private balconies. Overall floor space across the six blocks will increase slightly from 33,862 square metres to 34,239 square metres.

Meanwhile, ground- and lower-level space allocated to supporting uses, including retail and commercial accommodation, will reduce from 1,964 square metres to 1,734 square metres.

The North Quays scheme is one of the largest urban regeneration projects ever undertaken in the south-east and is intended to transform Waterford’s northern waterfront into a vibrant new residential, commercial and retail district.

Major transport and public infrastructure investment is supporting the wider development, designed to strengthen links between the North Quays and Waterford city centre.

The latest planning approval relates solely to the residential blocks and does not alter the wider infrastructure and site works already permitted as part of the overall North Quays masterplan.
