Applications open for 95 starter homes in north Dublin starting at €251,000

Dublin City Council is inviting applications to apply for the final 95 affordable Starter Homes at the landmark Oscar Traynor Woods development in Coolock

Applicants can now apply for the final release of 95 starter homes at Oscar Traynor Woods in Coolock .

With prices starting at €251,000 for a one-bedroom apartment, the scheme uses a tiered pricing model based on income and unit size. Potential buyers are looking at costs ranging from €299,000 to €380,000 for two-bedroom units, and between €340,000 and €413,000 for three-bedroom homes.

For one-bedroom homes, the required single or combined household income is between €56,000 and €71,000. Those interested in two-bedroom apartments must have a household income ranging from €67,000 to €85,000, while the salary requirement for three-bedroom homes is set between €76,000 and €93,000.

The Oscar Traynor Woods project is a new development by Dublin City Council delivering 850 A-rated new homes in partnership with Glenveagh and Clúid Housing, which comprises a mixed tenure development of homes to rent and buy under the Starter Homes Programme as well as social homes. The site is located in Coolock, Dublin 17 and is being delivered in phases. It will include new parks, community spaces, a multi-use games area and a number of retail and commercial spaces.

Applications are now open for the final release of starter homes for sale, which will be ready to move into in 2027. This release includes 28 one-bedroom apartments, 48 two-bedroom apartments and 19 three-bedroom apartments.

Through the Starter Home Purchase Scheme, Dublin City Council helps eligible households bridge the gap between their mortgage/deposit and the market value of a home, in return for a percentage equity share. These Oscar Traynor Woods homes will be offered at an average 22% discount to open market value.

Lord Mayor Daryl Barron highlighted these homes are providing people with a “realistic opportunity to put down roots in a high-quality, sustainable neighbourhood, supported by parks, community facilities and local amenities”. “I want to acknowledge the continued collaboration between Dublin City Council, Glenveagh and Clúid in bringing this landmark development to life. Together, we are creating a place where individuals and families can thrive for generations to come,” he said.

Chair of the Housing and Social Inclusion SPC Councillor Deirdre Heney added: “The launch of these homes at Oscar Traynor Woods is a significant achievement for Dublin City Council’s affordable housing programme.

"These homes will help working households who may otherwise be priced out of home ownership to buy a home in their local area. Developments like this demonstrate the importance of sustained investment in affordable housing and the positive impact it can have for individuals, families and communities across the city.”
