Plans lodged for Virginia apartment development | Anglo Celt

A Virginia developer is seeking planning permission for the restoration and redevelopment of a derelict protected structure on Main Street into the town into apartments.

The significant town centre regeneration project has been proposed by Carrigabruise Developments Ltd, which lodged plans with Cavan County Council to redevelop the property, outbuildings and backland areas to make way for nine apartments in total on the 0.4-acre site.

According to planning documents prepared by Hanley Taite Design Partnership, it will lead to the conversion of part of the ground floor of the existing building from former retail use into a one-bedroom apartment. The remainder of the derelict building would be refurbished and converted into two apartments - a one-bed and a two-bed.

The most substantial element of the scheme involves the construction of a new two-storey apartment block to the rear of the site to accommodate five two-bedroom apartments. The backland section of the site extends in a linear manner towards the River Blackwater, with the proposed new development set back approximately 45 metres from the river boundary.

In addition, Carrigabruise Developments is seeking permission to refurbish and extend a detached derelict outbuilding to provide a another one-bed unit.

The application also proposes major conservation works to the protected structure itself, including alterations to the roof to facilitate insulation upgrades, replacement of modern slates with traditional natural slates and restoration works to the chimneys and façade using traditional lime render and limewash finishes. Existing modern windows would also be replaced with timber sliding sash windows in an effort to restore the building’s historic character. The proposal also includes the provision of car parking spaces and bicycle storage facilities, connections to services and associated site works.
